Pennoni Associates prepared a Property Condition Assessment of 1421 Arch Street. Pennoni conducted an on-site evaluation to observe the condition of the property involving  visual observations of building conditions including: the general architecture, easily accessible roofs, and the exterior skin.  We also evaluated the mechanical equipment, plumbing systems, HVAC systems, fire protection systems, electrical distribution systems, fire alarm and security systems, and interior and exterior lighting.

Pennoni prepared a Property Condition Assessment Report that detailed our findings including documentation to support analysis, opinions and conclusions.  The report included a description of site evaluation, findings and recommendations, photographs, and qualifiers.  An Opinion of Probable Costs to address observed deficiencies was provided for two categories: immediate and long term (greater than 5 years).
